To insure a timely completion, preparations for project closeout are commenced at the earliest possible time. Operating Manuals are obtained immediately after submittal approval, and as-built drawings are updated continuously throughout the construction process. The electrical systems are tested for functionality and code compliance when power conditions permit and Alterman conducts its own inspections as various stages of the installation are completed.
During the commissioning process, Alterman demonstrates the start up, operations, performance, and code and standards compliance of the electrical systems and equipment. Testing is performed in accordance with industry standards, manufacturer's recommendations, and safety guidelines. Conducting our own project inspections, Alterman's goal is to prevent punch list items during the Owner's Walk-Through Inspection.
Alterman schedules training with the Manufacturer Representatives to instruct the Owner's representative in operating and maintenance procedures for fire alarm, generator, uninterruptible power supply, and other special systems.
Documentation prepared for the owner includes Operating & Maintenance Manuals, as-built drawings, guaranty letter and any special manufacturer warranties, and any spare parts.
Alterman completes a post job assessment to compare estimated labor and material quantities and prices with actual results, to review the effectiveness of subcontractors and vendors and the site safety plan, and monitor results of inspections and punch lists. The process allows us to evaluate our performance record in order to continue improving our level of service.
